In 2005 I purchased 36 units located in the city of La Habra using a 1031 tax deferred exchange. The seller of this property was represented by CapitalVest, Inc. and I was represented by another real estate broker. At this time I did not know CapitalVest, Inc. or Sterling Property Management, Inc. The broker representing me also handled property management, so I awarded him with the property management contract. By early 2007 I was ready for a change. I contacted the broker with CapitalVest, Inc. that had represented the seller and leared that he also owned a professional property management company called Sterling Property Management, Inc. and that Sterling handles property management for about one thousand units in Orange County, parts of Los Angeles County and the Inland Empire. I made a decision to contract with Sterling beginning in March of 2007 and have never looked back. My situation has gone from being very burdensome and worrisome for me to a weight off my back. My property is now running on budget and cash flowing according to projections, which it was not previously. What a relief not having to feed this property any longer! My rents are up, my expenses are in line with industry standards or better and I am very happy with my reports and the people handling my business. I highly recommend this company and these business people. Doing business with people of integrity and honesty is a necessity and Sterling has done a great job of looking out for my interests. I leave town occasionally for extended periods of time and am very comfortable that I am covered at home with this investment by the people at Sterling.
